Living in Keybridge, Vauxhall London

Keybridge is a landmark residential development of 598 homes, ranging in size from studios to three-bedroom apartments, in central London’s largest regeneration zone – Vauxhall, Nine Elms and Battersea (VNEB).

The Vauxhall area occupies a privileged position as the gateway between this redevelopment and prime central London. This is one of the capital’s best-connected neighbourhoods and a key transport hub in the region. Vauxhall’s location and the extensive regeneration are delivering staggering results, with Knight Frank witnessing a 69% rise in average residential prices since 2010 (exceeding the 45% growth in prime central London)* and CBRE noting a 121% growth in average house prices in the local borough of Lambeth over the last decade**.

With so much going for the Keybridge development, it's no wonder that the available properties are selling out fast. Discover the remaining homes by downloading the brochure now and registering your interest today.

1. VNEB - Central London’s Largest Regeneration Zone

The Vauxhall, Nine Elms and Battersea Opportunity Area (VNEB) is by far the largest regeneration zone in central London. It stretches from Lambeth Bridge in the north, to Chelsea Bridge in the south and includes the last remaining industrial stretch of the South Bank. This regeneration zone will deliver high quality retail destinations, leisure sites, community facilities, cultural institutions and over half a million square metres of new business space, the equivalent of around 2,000 tennis courts.

It’s the birth of a new central London neighbourhood, and Keybridge holds a unique vantage point, between the capital’s largest regeneration zone and prime central London.

VNEB will also be one of the city’s finest regenerations, with a commitment to enhancing London’s world-class architectural legacy and a focus on design. Many of the world’s most renowned architects are currently employed on projects in the area, re-imagining it as a neighbourhood of iconic architecture.

With so much going for the Keybridge area, it is no surprise that Knight Frank have estimated a 12.6% projected property price climb between 2018 and 2022 in Vauxhall***.

Find out more about this unique opportunity area in Knight Frank's VNEB Report 2018.

2. Getting Around Vauxhall London

The Vauxhall area is one of London’s best-connected and most central. Transport for London’s PTAL scoring system, which measures the distance to the nearest public transport stop and service frequency, gives Vauxhall the highest possible score. The system shows that Victoria is a 3-minute tube ride away and Oxford Circus is within a 7-minute journey, while the whole of the West End and the City are accessible within 30 minutes.

Journey times are set to decrease even further thanks to a £1bn infrastructure investment as part of the VNEB regeneration zone. Two new stations on the Northern Line will be created which will provide a direct link to the West End and the City in 15 minutes or less.

There are also plans for a new pedestrian and cycle bridge across the Thames, connecting Nine Elms directly to Pimlico on the North bank. The plan also includes two riverbus piers on the Thames, new bus routes and an extension of the city’s cycle hire scheme, creating further value for the existing Santander Cycles docking station next to Keybridge.

Find out more about the local area and see a transport map in the Keybridge brochure.

3. Strong Demand and Growth Potential

The strength of demand in the Vauxhall area is underpinned by its riverside location, which remains a key selling point in London, and is further boosted by the large-scale regeneration zone and infrastructure investment.

Knight Frank’s latest “Vauxhall Report” states: “average residential prices in Vauxhall have risen by 69% since the beginning of 2010... This exceeds the 45% growth seen in prime central London…”*

In terms of future growth, CBRE have found: “average house prices in the borough are currently £526,337 following 18% growth over the last year and 121% growth over the last decade. This makes them 12% higher than the London average over all. We expect these values will grow further as the VNEB regeneration proceeds; our research has shown that regeneration can boost local property prices by 4.7% per annum, over and above wider capital growth.”**

4. Excellent Rental Market

Vauxhall's rental market is buoyant, with exceptionally high demand. Local tenants include:

  • Young professionals
  • Civil servants
  • Employees from local schools, MI5 and St Thomas' Hospital.

After the relocation of US and Dutch Embassies to the area, the arrival of diplomats is also imminent.

According to Knight Frank: “the area also has the potential to develop into a new diplomatic quarter, with the opening of the new United States Embassy in 2017 followed by the Dutch Embassy. There are thought to be three or four other diplomatic missions mulling a move to the area, including the Chinese Embassy.”*

The data speaks for itself in CBRE’s review: “the rental market is also strong in Lambeth, with current rents of £2,019 pcm after growth of 11% over the last year. Comparatively, rents across London overall rose by 4%. This strength of the local market and overall rejuvenation has resulted in a high level of off plan sales, 61%, as well as a significant increase in development in the area – particularly riverfront towers... Tower schemes have been shown to command premiums of 36% above embedded values.”**

7. Great Design and Spectacular Views

The Keybridge development is set to become a striking new addition to Vauxhall’s skyline, thanks to Keybridge Lofts which will be the UK’s tallest brick tower. The development features an elegant façade and a stunning design combining elements of Manhattan architecture with classic British materials.

The design is equally spectacular on the inside where Keybridge offers a choice of three  design palettes, each with its own aesthetic. Created by design experts, they range from utilitarian to minimalist, yet they are all in keeping with the signature feel and heritage references of the building.

Thanks to its height and central location, Keybridge also offers stunning views of the Thames, the Shard and the sweeping London cityscape beyond, allowing residents to view the capital’s famous landmarks and trace the course of the Thames as it curves through central London.

9. Green Spaces around Vauxhall London

The local Vauxhall area offers an abundance of open land, from Vauxhall Park and Kennington Park to the Thames riverside walkway, and from the iconic Battersea Park to the historic Vauxhall Pleasure Gardens. The VNEB regeneration zone is also set to deliver a number of new green spaces, including a linear park that will stretch from Battersea to Vauxhall.

The area also features plenty of sporting facilities, including the Battersea Park Millennium Arena, which boasts a 400m running track, 19 floodlit tennis courts and two multi-purpose playing surfaces. VauxWall Climbing Centre is also nearby, with its three rooms of climbing facilities, a symmetrical training board, competition and travers walls, circuit and campus boards, as well as permaset routes.

One of Vauxhall’s greatest treasures is within a short walk of Keybridge. The Oval was the home for the first ever international football match (5 March 1870, between England and Scotland, organised by The Football Association), as well as the first ever FA Cup (16 March 1872, The Wanderers beat the Royal Engineers 1–0 – this final was notable for the Engineers' modern footballing style of teamwork rather than individual play). The Oval was also the first ground in England to host international test cricket and it still hosts The Ashes, as well as other sporting activities from hockey to American football.
