1. VNEB - Central London’s Largest Regeneration Zone
The Vauxhall, Nine Elms and Battersea Opportunity Area (VNEB) is by far the largest regeneration zone in central London. It stretches from Lambeth Bridge in the north, to Chelsea Bridge in the south and includes the last remaining industrial stretch of the South Bank. 2. Location and Transport Links
The Vauxhall area is one of London’s best-connected and most central. Transport for London’s PTAL scoring system, which measures the distance to the nearest public transport stop and service frequency, gives Vauxhall the highest possible score. The system shows that Victoria is a 3-minute tube ride away and Oxford Circus is within a 7-minute journey, while the whole of the West End and the City are accessible within 30 minutes.
Journey times are set to decrease even further thanks to a £1 billion infrastructure investment as part of the VNEB regeneration zone. Two new stations on the Northern Line will be created which will provide a direct link to the West End and the City in 15 minutes or less.
There are also plans for a new pedestrian and cycle bridge across the Thames, connecting Nine Elms directly to Pimlico on the North bank. The infrastructure plan also includes two riverbus piers on the Thames, new bus routes and an extension of the city’s cycle hire scheme, creating further value for the existing Santander Cycles docking station next to Keybridge.

3. Strong Demand and Growth Potential
The strength of demand in the Vauxhall area is underpinned by its riverside location, which remains a key selling point in London, and is further boosted by the large-scale regeneration zone and infrastructure investment.
Knight Frank’s latest “Vauxhall Report” states: “average residential prices in Vauxhall have risen by 69% since the beginning of 2010... This exceeds the 45% growth seen in prime central London…”*
In terms of future growth, CBRE have found: “average house prices in the borough are currently £526,337 following 18% growth over the last year and 121% growth over the last decade. This makes them 12% higher than the London average over all. We expect these values will grow further as the VNEB regeneration proceeds; our research has shown that regeneration can boost local property prices by 4.7% per annum, over and above wider capital growth.”**

4. Excellent Rental Market
Vauxhall's rental market is buoyant, with exceptionally high demand. Local tenants include:

- Employees from local schools, MI5 and St Thomas' Hospital.
Following the relocation of US and Dutch Embassies to the area, the arrival of diplomats is also imminent.
According to Knight Frank: “the area also has the potential to develop into a new diplomatic quarter, with the opening of the new United States Embassy in 2017 followed by the Dutch Embassy. There are thought to be three or four other diplomatic missions mulling a move to the area, including the Chinese Embassy.”*
The data speaks for itself in CBRE’s review: “the rental market is also strong in Lambeth, with current rents of £2,019 pcm after growth of 11% over the last year. Comparatively, rents across London overall rose by 4%. This strength of the local market and overall rejuvenation has resulted in a high level of off plan sales, 61%, as well as a significant increase in development in the area – particularly riverfront towers... Tower schemes have been shown to command premiums of 36% above embedded values.”**
The local borough of Lambeth is home to iconic cultural and entertainment institutions including the National Theatre and the London Eye. The Oval was the home for the first ever international football match (5 March 1870, between England and Scotland, organised by The Football Association), as well as the first ever FA Cup (16 March 1872, The Wanderers beat the Royal Engineers 1–0 – this final was notable for the Engineers' modern footballing style of teamwork rather than individual play). The Oval was also the first ground in England to host international test cricket and it still hosts The Ashes, as well as other sporting activities from hockey to American football.
