Keybridge: Why Buy in Vauxhall?
Keybridge is the second joint venture from Mount Anvil and FABRICA by A2Dominion, following the successful launch of Queen’s Wharf in Hammersmith, W6 in 2014.
Located in Vauxhall, SW8, the development will feature two iconic towers – one of which will be the tallest residential brick tower in Britain.
Standing at an impressive 128 metres, the equivalent height of 29 London Double-decker buses standing end-to-end, the 37 storey tower will boast 449 new homes (260 available for private sale) in a prime Zone 1 location on London’s South Bank.
Keybridge was formerly the site of the 1970s-built Keybridge House at which BT created the world’s largest digital international telephone exchange. The previous Brutalist building will be replaced with hundreds of much-needed new homes, including properties for sale and shared ownership. Part of the new Vauxhall Nine Elms Battersea Opportunity Area, this riverside district is undergoing an unprecedented transformation. The creation of new homes, offices, public spaces, bars and restaurants will see Vauxhall reborn as a centre for community, commerce and culture.
With excellent transport connections to the City and beyond, the redevelopment of nearby Battersea Power Station, and massive public realm and infrastructure improvements, it’s an exciting time to be in Vauxhall. The relocation of the London Embassy of the United States to the area - as well as Vauxhall’s proximity to Westminster - will also see this historic riverside neighbourhood emerge as London’s newest political quarter.
1. Part of the Nine Elms Master Plan
Vauxhall holds a pivotal position in the Nine Elms master plan, acting as a gateway between the capital’s largest regeneration scheme and prime Central London. The Nine Elms scheme stretches from Lambeth Bridge in the east to Chelsea Bridge in the west. The redevelopment of areas including New Covent Garden Market and Battersea Power Station will see an influx of high quality new retail and leisure facilities while elsewhere, new cultural destinations, community facilities and more than half a million square metres of new business space will be created. It’s the birth of a new Central London neighbourhood, and Vauxhall is at its heart.
2. New Infrastructure
Vauxhall is already one of Central London’s best-connected areas, and is set to benefit from even more infrastructure investment. A six minute* walk away from Keybridge, the existing Zone 1 Victoria Line Underground station will be supplemented with a second Vauxhall station on the new Northern Line extension. The local mainline station providing links with South West London and southern England will also be completely renovated. Additionally, the New Thames Bridge will connect Nine Elms on the South Bank with Pimlico in South West London providing a gateway to the rest of London for pedestrians and cyclists.
3. Strong Demand
The strength of demand in this area is underpinned by its riverside location, which remains a key selling point in London. The apartments will be situated across the Thames from the Houses of Parliament and will occupy a privileged position as the gateway between the transformed Nine Elms district and Central London.
4. Growth Potential
The strong demand, coupled with the urban regeneration of the Nine Elms Vauxhall area provides a great reason to invest, with attractive capital values offering excellent opportunities for growth. Since 2009, Vauxhall has witnessed a price growth of 95% compared to 74% in prime Central London and 25% in the UK overall*.
5. Excellent Rental Market
Vauxhall's rental market is buoyant, with exceptionally high demand. With its proximity to Victoria, Westminster, Pimlico and Battersea, local tenants generally include young professionals, civil servants, and employees from local schools, MI5, St Thomas' Hospital. Following the relocation of US Embassy to the area, the arrival of American diplomats is also imminent. The new American embassy is due for completion late 2016.
6. Great Design
The largest regeneration scheme in London will also be one of the capital’s finest, with a commitment to enhancing London’s world-class architectural legacy and a focus on outstanding design. With some of the world’s most renowned architects currently employed on projects in the area, Vauxhall is being re-imagined as a neighbourhood of iconic architecture, and a new standard for world-class city building. Foremost among these will be Keybridge which will be a striking new addition to Vauxhall’s skyline.
7. Unrivalled River Views
As the tallest residential brick tower in Britain, at around 128 meters high, Keybridge will offer residents unrivalled, unimpeded views of the Thames, the Shard and the sweeping London cityscape beyond.
8. Excellent Schools
Several local primary schools boast Ofsted’s highest ‘Outstanding’ rating, and a new primary school will be opening as part of the Nine Elms project. Vauxhall is also less than ten minutes from University College London, and less than 30 minutes from Imperial College London – two of the world’s top ten universities.
9. Green Spaces
Vauxhall residents already enjoy access to a number of excellent local parks, including Vauxhall Park and the Vauxhall Pleasure Gardens, home to Vauxhall City Farm. The regeneration promises a number of other new green spaces including a new linear park that will stretch from Battersea to Vauxhall.
10. Out & About
With The Ashes being played at The Oval, great little cafes and restaurants like the Tea House Theatre and Counter at Vauxhall Arches, and the historic Vauxhall Pleasure Gardens, the area is vibrant, eclectic and perfect for families and individuals alike.
Keybridge will be launching to the public later this year. Register your interest today in one of the 260 studio, 1, 2, 3 bedroom homes and to be notified of the launch event.
