6 simple steps to getting your keys

Once you've found the home that's right for you, we're on hand to guide you through these six steps so that you can start enjoying your new home

Select your mortgage

Find the mortgage product that's right for you

Check out your options with the help of a mortgage adviser – if you don’t have one, we can put you in touch with a few independent advisers.

They’ll help you find a lender (if you need it) and an ‘Agreement in Principle’ (AIP) of the figure you’d be able to get a mortgage for.

Choose your home

Choices, choices, choices

When you’ve found your ideal home, make an offer to our sales team and they’ll get back to you in 24 hours or less.

Let us know as much information as you're comfortable with on your finances, your AIP, your preferred time to move in and whether you're looking to sell another property before purchasing.

Your purchase price and solicitor’s fees are not the only costs to consider when buying your new home. Here’s what else to expect:

Reserve your home

Make it yours

To reserve your home, you'll need to fill out a reservation form, confirming the price & terms.

You'll also most likely need to pay a small fee (usually between £2,500 and £10,000 depending on the purchase price).

Instruct a solicitor

The legal bit

You can shop around for a legal representative, or our sales team can recommend one who is an expert in new build property contracts.

We’ll send over all the documents you need to your solicitor and once you’re both happy with them it’s time to arrange exchanging contracts.

Exchange your contracts

The legally binding paperwork

This usually happens 21-28 days after reserving your home. You'll put down a deposit of 10% and sign the contract, which is a legally binding agreement between you and us.

At this point, you’ll also meet your Customer Experience Manager, who’ll guide you through the rest of your journey with us.

Start making your stage payments

You don't have to pay the full amount for your new home until it's ready.

Depending on how far away your completion date is (the day we give you your keys), paying for your home in stages may be possible.

Stage payments can you help you space out the financing if you're not in a position to purchase in one lump sum.
